Queen Creek is the fastest-changing place we serve and the one where an address we delivered to five years ago is now surrounded by three hundred houses that were not there. It is also split down the middle by the Maricopa and Pinal county line, which means the town straddles two county governments, two sets of county-level requirements and two air quality authorities. The town limits themselves are irregular, with county islands and unincorporated pockets threaded through them, so we always confirm what a parcel is actually in before anybody promises a permit answer.

Underneath the growth there is still a farm town. So we get two jobs here that could not be less alike. One is a barn, shop or corral clear-out on old acreage: dense, awkward, full of metal, fencing, timber and forty years of stored material. The other is builder punch-out and first-refresh work in a subdivision, or new owners tearing out builder-grade rock and putting in pavers, turf and a pool. Both are slab-on-grade, both produce rock and caliche, and both punish anyone who sizes by volume alone. Out on the acreage, septic tanks, drain fields and well heads are genuinely in play and have to be located before a truck comes down the drive.

The first question on any Queen Creek job is which county the parcel sits in, because the town spans the Maricopa and Pinal line and the answer changes who you call. Maricopa side means Maricopa County Air Quality for dust and asbestos — Rule 310 dust control permit at a tenth of an acre disturbed, Rule 370 asbestos notification ten business days before any demolition or renovation, required whether or not asbestos is present. Pinal side means pinal.gov and Pinal County’s own fugitive dust programme instead. The town handles its own streets and right of way. Access divides the same way the housing does. In the subdivisions the drives are wide and new and the constraint is the HOA: several of these associations set both the container location and a hard day limit, and a few require a placement plan, so get your approval before we schedule. On acreage, the constraint is the ground. Long dirt or decomposed granite drives soften under a loaded truck, especially in monsoon season between 15 June and 30 September when a single microburst can put two inches down in an hour, and a septic drain field will not carry a roll-off at all. Walk the set with the driver or mark the tank lids, field and well head. Getting a truck to you

Ellsworth Road straight south out of east Mesa is the simplest run and takes about thirty-five minutes from the yard. Loop 202 Santan is quicker for the west side of town, and Power Road down to Rittenhouse handles the middle. For anything east toward the Pinal side we come off US-60 at Ironwood instead. Before we book we want the parcel’s county, the HOA rules if there are any, the drive surface and length, whether there is a septic system, drain field or well head anywhere near the set, and what the load is. Acreage clear-outs and subdivision remodels need different containers and different scheduling.

Permits, streets and placement in Queen Creek

On a private driveway in Queen Creek you generally do not need a permit at all.
